As a child, I was never one for short trousers, woggles or funny hats. But had Baden-Powell been a letting agent, his famous motto “Be prepared” could not be more relevant than it is today. Some Landlords and letting agents appear to be drifting toward the incoming Renters’ Rights Act with a worrying sense of complacency, despite the scale of change that lies ahead. I have recently spoken to a number of landlords who are oblivious and some who have heard nothing from their existing agent about the changes coming in.

The Renters’ Rights Act represents one of the most significant overhauls of the private rented sector in decades. Its introduction marks a deliberate shift toward a more transparent, regulated and accountable rental landscape. While many welcome the intention to create a fairer system, the legislation also places new expectations on landlords and agents, expectations that demand attention long before the act fully takes effect.

What’s increasingly clear is that the era of informal practices, outdated assumptions and lightly managed tenancies is coming to an end. The months ahead require a proactive mindset: reviewing internal processes, ensuring documentation is up to date, and understanding how the new regulatory environment will shape day-to-day management. Preparation is no longer optional; it is a professional necessity.

Yet despite the urgency, many in the sector remain underprepared. Conversations across the industry reveal a recurring pattern, landlords assuming that the changes won’t affect them directly, or agents expecting to adapt on the fly. This lack of readiness risks not only compliance issues but also avoidable disputes, financial penalties and damaged relationships with tenants.

The Act is being rolled out in phases, and its impact will grow steadily over time. From shifts in tenancy structures to new approaches in dispute resolution and property oversight, the landscape is evolving in a way that requires consistent attention. Those who engage with its requirements now will find the transition manageable; those who leave it until the last moment may find themselves overwhelmed.
