What England Could Learn from Scotland (Apart from Deep-Fried Mars Bars!)
Buying a house in England can sometimes feel like entering a marathon... blindfolded... while carrying a piano.
You find your dream home, your offer is accepted, everyone celebrates, and then... nothing.
Weeks turn into months. Solicitors exchange cryptic emails. Surveys reveal that the loft has "historic evidence of woodworm from 1973." Your buyer suddenly wants £5,000 off because the conservatory door squeaks. Then someone in the chain decides they'd rather live in Cornwall.
Sound familiar?
Meanwhile, just north of Hadrian's Wall, the Scots are wondering what all the fuss is about.
The Scottish Way: Get Your Ducks in a Row First
In Scotland, sellers can't simply pop their house on the market with a few flattering photos and a hopeful asking price.
Before marketing begins, they must provide a Home Report containing:
- An independent survey.
- A mortgage valuation.
- An EPC.
- A seller's property questionnaire.
In other words, buyers know what they're buying before they make an offer.
Imagine that!
It's a bit like buying a used car and actually being allowed to look under the bonnet first.
The English Way: Fingers Crossed!
In England, the process tends to work more like online dating.
The photos look fantastic.
The description sounds perfect.
Everyone falls in love.
Then, six weeks later, the survey reveals your "charming period cottage" is actually leaning slightly to the left and has enough damp to qualify as a swimming pool.
Cue frantic renegotiations.
Gazumping? Gazundering?
England has invented some wonderful words.
Gazumping is where a seller accepts a higher offer after already agreeing to yours.
Gazundering is where a buyer knocks money off just before exchange because... well... they can.
Neither makes Christmas card lists any longer.
In Scotland?
Once the legal paperwork (known as the Missives) is concluded, the deal is binding much earlier.
No last-minute dramas.
No disappearing buyers.
No "We've had another offer..." phone calls on a Friday afternoon.
Estate agents sleep much better.
Time is Money
The average sale in England can easily take four or five months.
By the end of it:
- Everyone has aged visibly.
- The dog knows the postman by name.
- The removal boxes have become furniture.
Scottish transactions often complete in four to eight weeks.
It's almost suspiciously sensible.
So Why Don't We Copy Them?
Good question.
England has around ten times as many property transactions as Scotland, so changing the system would be a huge undertaking.
We also have different property laws, different legal procedures and, let's be honest, we're not always brilliant at changing things.
Remember Home Information Packs (HIPs)?
They were introduced with good intentions but disappeared almost as quickly as free parking in town centres.
Could We Borrow the Best Bits?
Absolutely.
Imagine if every property came to market with:
- A professional survey already completed.
- Legal documents ready from day one.
- Fewer nasty surprises.
- Less waiting.
- Far fewer sales falling through.
It wouldn't solve every problem, but it would certainly make moving home feel less like starring in your own property-themed soap opera.
Our Verdict
The Scottish system isn't perfect.
Sellers pay for reports upfront, and buyers sometimes have to compete fiercely for popular homes.
But when it comes to certainty, speed and reducing stress, Scotland has got plenty right.
Perhaps England doesn't need to copy the whole system—but borrowing a few of its best ideas wouldn't go amiss.
After all, if we can happily adopt haggis-flavoured crisps and Irn-Bru, surely we can borrow a better way of buying and selling houses!
