OUTSIDE The whole property extends to approximately 3.5 acres, comprising totally overgrown former gardens and yard area and two paddocks. Three old outbuildings comprising - an open fronted steel frame shed, a block built building and a timber built building.

LOCATION Situated approximately 2.5 miles from the village of Calverhall which has a bowling green, cricket club, tennis courts, children's playing field and the historic pub/restaurant known as The Olde Jack. The busy market towns of Market Drayton and Whichurch are approximately 5 and 9 miles away and offer a wide variety of amenities such as schools, specialist and high street shops, supermarkets and health and leisure facilities. The larger centres of Newcastle under Lyme, The Potteries, Crewe, Stafford, Telford and Shrewsbury are all within commutable distance. HOW TO FIND THE PROPERTY Leave Market Drayton on the A53 towards Shrewsbury and at the Tern Hill roundabout turn right onto the A41 travelling towards Whitchurch. Continue straight for approximately 1.2 miles and then turn right just before The Castle Inn using the central reservation onto Bletchley Road and travel for just under 1 mile and take the third left turning marked by our pointer board onto a private lane, where you will find the gated entrance to the land 200 yards on the left hand side which can be identified by our for sale board.

METHOD OF SALE This property is for sale by the Modern Method of Auction which is not to be confused with traditional auction. The Modern Method of Auction is a flexible buyer friendly method of purchase. We do not require the purchaser to exchange contracts immediately, however from the date the Draft Contract is received by the buyers solicitor, the buyer is given 56 days in which to complete the transaction, with the aim being to exchange contracts within the first 28 days. Allowing the additional time to exchange on the property means interested parties can proceed with traditional residential finance. Upon close of a successful auction or if the vendor accepts an offer during the auction, the buyer will be required to make payment of a non-refundable Reservation Fee of 4.2% to a minimum of £6,000 including VAT, which secures the transaction and takes the property off the market.
