Rent reviews and Lease renewals
The Department specialises in rent review and lease renewal negotiations and offers a high level of technical expertise. We are able to advise on the validity of notices, the effect on rent of lease terms, and dilapidations liabilities.
We ensure that we closely monitor current market trends, Royal Institution of Chartered Surveyors’ guidelines and all the latest case law and legislation. The knowledge we have is an all important factor in achieving success in property negotiations.
Ratings
For all occupiers of non domestic properties, business rates are a costly overhead and the rating system a complex procedure. Barbers have the knowledge and expertise to maximize the savings and minimise costs for their clients. Barbers are able to assess you business rates and advice of the relief’s available, undertake inspections, provide advice on likely rate reduction, lodge appeals with the Valuation Office, make representation at a Valuation Tribunal Hearing, if necessary, and negotiate a reduction with the Valuation Office.
Schedule of Dilapidations
Acting on behalf of both Landlords and Tenants Barbers has the knowledge and expertise to deal with the preparation and negotiation of Schedule of Dilapidations, which can be a fairly complex legal dispute. Schedule of Dilapidations are prepared by the Landlord detailing the repairs which are required to be undertaken at the end of the term together with costings. Acting on behalf of Landlords, Barbers are able to undertake detailed inspections, prepare Schedules, arrange for the Schedule to be quantified and negotiate with the Tenant. Acting on behalf of Tenants Barbers can analyse the items and costs contained within the Schedule and negotiate with the Tenant.
Schedule of Condition
Modern Commercial Leases generally require a tenant to be responsible for all internal and external repairs and decoration of the property during the term of the lease. A Schedule of Condition documents its existing repairing condition as at the commencement of the term, thereby requiring the Tenant not to put the property in a better state of repair and condition at the end of the term than as detailed in the Schedule. Barbers are able to prepare a detailed Schedule of Condition using photographs and commentary.
Valuations
Barbers Commercial Department consists of a team of Recognised Experienced Valuers who undertake valuations for all major lenders. This includes valuations for asset purposes, loans, probate, pension funds and taxation on commercial property. These are undertaken in accordance with professional and regulatory standards. We will also provide rental valuations.
