Bearcroft Grange, Manor Farm Drive, Hinstock
In 2006 we sold the above Greenfield site to Bryant Homes, this site was allocated for Housing within the North Shropshire Local Plan and various offers had been received privately direct to the land owners from local building companies. By offering the site for sale via informal tender to a select list of volume builders we were able to achieve nearly a 50% increase from previous offers received. In addition we negotiated the inclusion of uplift clauses in case of a reduction in the provision of affordable housing or an increase in the amount of properties developed.
Church Farm, Tilstock
The planning process can prove to be both lengthy and costly, unfortunately it doesn’t appear to be getting any easier. However upon the above site we were able to agree a deal subject to planning with Charles Church Homes, which meant all planning and technical costs were borne by the developer. We were able to protect our clients interest against a rising market plus savings associated with affordable housing and technical issues by inclusion of various uplift clauses.
Nexus Development, Rousehill, Shrewsbury
The above site is a landmark apartment scheme within Shrewsbury Town Centre, built upon a tired brownfield area of the town centre. We marketed this site with the benefit of full planning permission with all the technical investigation carried out. The owners were looking to sell unconditionally within a limited timeframe. We were able to sell the site quickly to 3C Developments Ltd of Crewe, who we knew would act decisively. In this instance our knowledge and experience of developers looking for land helped us provide the vendor with an excellent service.
Old Hall School, Ercall Junior School and Barn Farm Infants School, Wellington
Working in conjunction with the local authority we successfully marketed and sold the aforementioned schools providing a redevelopment site of over 17acres. The sale of these school for redevelopment not only provided much needed housing but also enabled the construction of two new school complex’s and provided extra sports facilities for the wider community. An extensive national advertising campaign resulted in a sale to David Wilson Homes and Shropshire Homes. In acting upon this site we successfully acted for both vendors in assembling the site and marketed this opportunity with all the planning and technical information sought by interested parties.
Cricket Meadows, Brades Road, Prees
Upon the above site we were employed to advise and market a small development of detached properties which enabled the improvement of the recreational facilities at Prees. The site was sold to PC Homes who are developing eight detached properties. Due to initial confidential nature of the site the vendors asked us not to openly market the site, therefore we were able to select a list of suitable developers for our extensive database.
Lyneal House Farm, Nr. Ellesmere
We were successful in attracting Somerford Homes from outside the area to purchase this attractive range of barns. This development opportunity enabled our client to release capital from his traditional buildings which were unsuitable for modern farming and reinvest that capital into his farming enterprise.
The Nurseries, Marchamley, Nr. Hodnet
The above property was a typical example of an infill plot, the owners had successful negotiated planning for two detached building plots within the grounds of there existing property. We were able to sell this opportunity to Sircar Builders Ltd from Whitchurch who moved quickly to build the houses causing minimum disruption to our clients.
