Barbers Survey Department are noticing an increase in the demand for private surveys from Home Buyers. These private surveys are reports provided in addition to the standard Mortgage Valuation which for security purposes is carried out by the lenders.

Barbers Estate Agents are finding that there is still a good demand for country properties with land despite recent talk of a falling market. There has never been a substitute it seems for attractive country properties with good views in prime locations. The most sought after properties need to have good road and rail links, access to good amenities such as well performing schools, attractive shops and places of employment, land for equestrian or commercial farm use, and that little something extra to pull in the buyers.

Review of Lettings Market 2008

Barber Residential Lettings Manager, Richard Heath comments on the boom in the lettings market and the number of larger properties being let on longer leases - from anything to two to five years. Barbers are finding that as many as 21% of tenants are people new to the area choosing to rent rather than buy as a result of a choice to let their own houses in the short term, whilst they settle into new employment and get to know Shropshire. Also as a result of the number of people opting to rent in favour of better school catchments during the crucial school years, and those making the most of the opportunity to realise capital from the sale of a business or a property in the Home Counties in favour of a cheaper, quieter, rural location.

Mike Taylor, Barbers Rural Partner, comments as arable land prices have recently broken the £10,000 barrier, rising to £10,949 per hectare from £9,929. ‘The latest RICS survey during the second half of 2007 has shown record surges in the price of farm land with prices rising by 27.9 per cent compared to 22.6 percent in the first half of the year, with demand far outstripping supply.

Di Burton has joined the Barbers Commercial team based at Finitor House (Barbers Head Office) on the Shrewsbury Business Park. Di will be working primarily for David Lowe, a Chartered Surveyor and Member of ISVA. Di originally trained as a Farm Secretary before moving on to work in the estate agency, estate management and construction industries. She has been based throughout Shropshire for most of her career and has two grown up children and she says ‘too many dogs’ which she enjoys walking across the stunning Shropshire hills.

The demand for freehold and leasehold industrial premises in North Shropshire remains strong, although there is an obvious lack of freehold units available on the open market. This demand, in the main, derives from established local businesses seeking to relocate to the periphery of the town thus allowing their town centre sites to be freed up for redevelopment. However, to meet this demand it will require the local authority to allocate more employment land on the edge of the market towns.

Talking about Tenancy Deposits

Richard Heath of Barbers Lettings Department explains, ‘The tenancy deposit law was introduced on 6th April 2007 to provide protection for tenants by preventing landlords and letting agents from unfairly withholding a deposit. The scheme was designed to protect all Assured Shorthold Tenancies in England and Wales (covering most tenancies since 1997). From the tenants perspective it is supposed to ensure that they get all or part of their deposit back or to ensure that any disputes between landlord and tenant or agent and tenant could be easily resolved. Landlords and agents not paying into a tenancy deposit scheme will have to pay their tenant back three times the deposit.
